Cost of Land in Lagos Peaks to ₦4.1m per sqm

If you had ₦4.1 million in your bank account ten years ago, you were comfortably looking at buying 2 decent Toyota Camrys.

Today, that same ₦4.1 million can only buy you one single square meter (sqm) of land in the ultra-prime corridors of Lagos.

According to the recently released Edala’s Lagos Residential Market Report, the cost of land in Lagos has dramatically increased. 

The report conducted a study across various areas of the city to determine the average land price per sqm.

The “peak” price of ₦4.1 million per square meter was observed in Eko Atlantic City which was the highest in the report.

To put this in perspective:

  • Standard “full plot” of land is 600 square meters. 
  • At ₦4.1 ,illion per sqm, a single plot in these areas now hovers around ₦2.46 billion.

Why is Land in Lagos Suddenly This Expensive?

The question I get asked most is: “Is this a bubble?” 

The short answer is no. 

A bubble happens when prices are driven by pure speculation without underlying value. 

What we are seeing in Lagos is a “Supply vs. Reality” crisis. Here is why the prices are peaking:

 

1. The Coastal Road Effect

The construction of the Lagos-Calabar Coastal Highway has reshaped the geography of investment in Lagos

Land that was once considered “remote” in areas like Okun-Ajah and deep Ibeju-Lekki has tripled in value because they are now officially part of a major interstate transit corridor.

 

2. Currency Devaluation and Diaspora Hedging

With the Naira fluctuating against the Dollar, Nigerians living in the UK, USA, and Canada are no longer keeping their savings in cash. 

They are dumping “paper money” into “brick and mortar.” 

To a Diaspora investor, $100,000 still goes a long way in Lagos, even if it feels like millions of Naira to those of us on the ground.

 

3. The “C of O” Scarcity

The Lagos State Government has become stricter with land titles

“Freehold” land is becoming a myth in prime areas. 

Investors are now willing to pay a massive premium for land that already has a Certificate of Occupancy (C of O) or Governor’s Consent. 

The peace of mind that your land won’t be demolished is now factored into that ₦4.1 million price tag.

 

Why the Mainland is the “New Bride”

 

 

While the Island is grabbing all the headlines with its ₦4 billion plots, smart money is quietly moving back to the Mainland, especially Surulere.
