Extensive commercial lands command the highest prices. There are 15,000 sqm plots available, with areas like Western Avenue having an asking price of ₦700,000+ per sqm. 

However, typical full residential plots (500–600 sqm) ask between ₦100 million and ₦300 million, depending on locality (many off-Kilo offers we’ve seen are at around ₦140 million for 500–550 sqm. 

Very common in that area. 

Another thing is plots with buildings. For example, a 400 sqm property with a bungalow can go for ₦450 million. 

The structure, location, and title push the price up sharply. 

Meanwhile, estate land (especially in Alaka) comes in large sizes. 1,100 to 2,100 sqm pieces go for hundreds of millions to over a billion.

Factors To Consider

1. Decide: bare land or land-with-structure? 

Plots with buildings are often sold at a big premium. If you want land, target clear vacant land or bare plot offers. 

2. Title matters

Federal C of O and C of O parcels in many offers we’ve handled in areas such as Bode Thomas/Alaka sell at a premium. 

Meanwhile, leases, survey receipts, and disputed titles cost less but carry risk. 

You should ask for the title type before negotiating. 

3. Your Budget 

You need to budget realistically. 

If you want a standard 500 sqm whole plot in Surulere’s mid pockets, such as Kilo, Oduduwa, and Ijesha, you should budget between ₦100 and ₦200 million right now.

If you want a plot in Bode Thomas/Alaka or on Western Ave, expect to pay 2 to 4 times that amount. Again, it depends on the frontage and development potential.
