What Makes a Property Appreciate in Lagos?

Property appreciation follows patterns. It’s really not magic. You will reduce risk when you understand those patterns.

7 Red Flags That a Property May Waste Your Money

But based on my experienc brokering deals, these are signs that throwing money into the a property won’t likely yield ROI:
1. “Too Cheap” Compared to Market Value
If surrounding plots sell for ₦100 million and someone offers you one for ₦30 million, ask questions.
Whenever we come across extreme underpricing, we usually eventually trace it to:
- Government acquisition
- Litigation
- Access issues

2. No Clear Road Access
You’ve probably heard many ‘investors’ say, “buy land in remote areas.” “Give it time”. “It will appreciate.”

If it’s a residential property you’’re bidding, there’s no arm sending someone to speak to people around.
Locals know more than agents sometimes.
Step 4: Compare Prices
What similar plots sold for recently? How has the price trended over the last 3–5 years?
